Century Park South Community Development District
The Century Park South Community Development District (“District”) was established on September 27, 2019, pursuant to Miami-Dade County Ordinance No. 19-82 and Chapter 190, Florida Statutes. The District is governed by a five-member Board of Supervisors. The District is currently operating under the landowner election process and is in the process of transitioning to resident-based governance, at which time Supervisors will be elected by the qualified electors of the District through the general election process.
To finance the acquisition, installation, and construction of the District’s public infrastructure improvements, the District issued its Special Assessment Bonds, Series 2020 (the “Bonds”). In order to repay the Bonds, the District levies annual assessments on all assessable property within the District. The Series 2020 Bonds mature in May 2050.
Property owners within the District are subject to annual assessments that consist of two components:
- Operations and Maintenance Assessments – Funding for the operation, maintenance, and management of District-owned improvements and services.
- Debt Service Assessments – Annual principal and interest payments associated with the Series 2020 Bonds.
The District utilizes the Miami-Dade County Tax Collector for the collection of annual assessments. These assessments are included in the Non-Ad Valorem Assessments section of each property’s annual real estate tax bill.
The District’s fiscal year begins on October 1 and ends on September 30 of each year.
